Q: Do I ever deal with tenants?

No. Our contract is with you. We place and manage sub-tenants entirely on our side. You have no contact with them.

Q: What's the difference between full and semi-guarantee?

Full guarantee: fixed monthly payment regardless of occupancy, unconditional. Semi-guarantee: a higher monthly amount closer to market rate, but with some exposure if the apartment sits empty temporarily.

Q: When does my first payment arrive?

At the latest from the second month after we take over. Contract terms typically run one to several years.

Q: What if I want the apartment back?

Contract terms are agreed upfront. We plan around reasonable timelines and work with you when circumstances change.

Q: What if the sub-tenant damages my apartment?

You're covered by the same deposit and inspection process any landlord would use, we just run it on your behalf. Regular inspections catch issues early, and normal wear is expected. Anything beyond that is covered by the tenant's deposit or repaired by us before handover back to you.

Q: Isn't the below-market rate just a hidden fee?

It's simpler than a fee: you get a fixed number, in full, every month, no matter what happens with the apartment. Run the comparison against a year of self-managing (vacancy days, non-payers, an agent's hourly rate for viewings and paperwork), and the gap is usually smaller than owners expect.

Q: Am I liable for anything the sub-tenant does?

No. Our contract is with you as the property owner; the sub-tenancy contract is between us and the occupant. Legal responsibility for that tenancy sits with us, not you.

Q: Do I need to change my insurance?

Check with your provider, since policies vary, but most standard landlord insurance in Czechia covers a sub-let arrangement like this without changes. We're happy to share our own insurance documentation if your insurer asks for it.

Q: Can I switch to Airbnb management later?

Yes. Guaranteed rent and Airbnb management are both services we offer, and owners move between them as circumstances change. We'll talk through timing so you're not paying for two arrangements at once.

Lease agreements and all legal paperwork are handled entirely by Evacanza, drafted and reviewed to current regulations. We're also your tenants' single point of contac.

Maintenance & repairs

Day-to-day issues are resolved by our own maintenance team before they ever reach you. Repairs under pre-agreed limites are actioned without needing your sign-off.

Regular inspections

We inspect at handover and then every 12 months, checking condition, flagging wear early, and protecting your asset's long-term value.
